Short answer: A turnkey property comes with furnishings, booking history and reviews, which matters most if you need it earning quickly, for example before the end of a tax year. But many turnkeys hit the market because they're underperforming, so find out why before you pay for the furniture. A fixer can be the better deal if you have time, cash and a clear plan.
What comes with a turnkey Airbnb?
Usually the furniture, linens, kitchen setup and décor, an operating history you can review, and a listing with reviews. Some sellers transfer the listing and future bookings, some don't. Ask what conveys, and get an inventory list in writing.
What it doesn't get you in Austin is the license. City of Austin STR licenses don't transfer with a sale, so you'll need to apply for your own (Austin STR license rules 2026). Processing takes 6 to 8 weeks for single-family and 8 to 10 weeks for multifamily (City of Austin).
Why would anyone sell a profitable STR?
Sometimes life changes: a career change, a growing family, a move, or just wanting fewer things to manage. Those can be great buys. But in my experience, the large majority of fully set-up STRs that come on the market are being sold because they aren't performing well. That's not automatically bad news. It just means the real question is why.
Can an underperforming turnkey be fixed?
Often, yes. I've seen buyers take over properties that weren't doing well, swap out a few things, change some management policies, and significantly increase revenue. Common culprits:
Pricing that doesn't follow demand.
Weak photos or a dated listing.
Overly strict house rules.
Missing amenities guests expect at that price.
Slow guest communication or inconsistent cleaning.
Review the trailing 12 months of revenue, the reviews and the expense breakdown. My post on analyzing revenue potential for an Austin Airbnb covers what to ask for.
When is a fixer better than a turnkey STR?
When you have time and cash, and the property has upside a turnkey buyer won't pay for: a garage that could become a game room, space to add a bedroom or a pool, or a great location with a dated interior. Just be honest about the timeline. Renovation, furnishing and license processing all push back your first booking, and if you're counting on a specific tax year, that delay can cost you. Ask your CPA about timing before you choose.
If you're financing, also think about whether you'd need a second loan to fund the work.
Frequently asked questions about turnkey STRs
Should I buy a turnkey Airbnb or a fixer in Austin?
A turnkey property comes with furnishings, booking history and reviews, which matters most if you need it earning quickly, for example before the end of a tax year. Many turnkeys sell because they are underperforming, so find out why first. A fixer can be the better deal if you have time, cash and a clear plan.
Does the STR license transfer when I buy a turnkey Airbnb in Austin?
No. A turnkey purchase usually includes furniture, linens, decor and an operating history, but City of Austin STR licenses do not transfer with a sale. You will need to apply for your own, and processing takes 6 to 8 weeks for single-family homes and 8 to 10 weeks for multifamily properties.
Can an underperforming turnkey STR be fixed?
Often, yes. Common culprits are pricing that does not follow demand, weak photos or a dated listing, overly strict house rules, missing amenities guests expect at that price, and slow guest communication or inconsistent cleaning. Review the trailing 12 months of revenue, the reviews and the expense breakdown to find the real cause.
Is a turnkey STR worth paying more for?
Sometimes. With a turnkey you are paying for time, furniture and booking history. Compare the premium to what it would cost you to furnish, photograph and ramp up a vacant home, and remember that renovation, furnishing and license processing all push back your first booking if you choose a fixer instead.
Do bookings transfer?
It depends on the seller and the platform. Get it in writing.
Where do I find turnkey listings?
I keep a running list on my turnkey vacation rentals page and track revenue records for turnkeys that come on the market.
