This curated list of multi-unit properties in the greater Austin area includes properties that may be existing short term rentals, or they may be in a great location or have a unique feature that would make them great airbnbs. However, it is important to note that all of these properties may not be able to be entirely used as full-time short term rentals. The City of Austin has various rules for short term rental permit eligibility based on the number of units, how the property is zoned, and the intended use for the property. Here are a few tip to keep in mind when considering a multi-unit short term rental purchase in the City of Austin:
- On a property with up to 3 units, a maximum of 2 units are eligible for STR use
- Duplexes are eligible for 2 STR permits, one per side
- Two-unit residential properties may be marketed as A and B units or Unit 1 and Unit 2. These properties have two units on one lot; however they are not connected, and are legally sold separately. These are known as condo regimes, and may have restrictions on STR use.
- Fourplexes are subject to Type 3 requirements, as such they are limited to one Type 2 permit per building.
Keep in mind, these rules are only for properties within the city limits of Austin. Furthermore, short term rentals are considered leases less than 30 days. You may want to consider a diversified play with a multi-unit property purchase that includes a combination of STR, mid-term and long-term rentals.
