This curated list of multi-family properties in the greater Austin area includes properties that may be existing short term rentals, or they may be in a great location or have a unique feature that would make them great airbnbs. However, it is important to note that all of these properties may not be able to be entirely used as full-time short term rentals. The City of Austin has various rules for short term rental permit eligibility based on the number of units, the age of the units, and the intended use for the property. Here are a few tip to keep in mind when considering a multi-family short term rental purchase in the City of Austin:
- A duplex built prior to December 7th, 2023 is eligible for two Type 2 (investor-owned) STR permits, one for each unit.
- Duplexes constructed after December 7th, 2023 may obtain one Type 2 permit but the other unit is prohibited from operating as a short term rental for more than 30 days within one calendar year.
- Two-unit residential properties are typically marketed as A and B units or Unit 1 and Unit 2. These properties have two units on one lot; however they are not connected. These types of properties are also limited to only having one full-time STR per property if constructed after October 1st, 2015. The other unit is limited to opperating as a short term rental for a maximum of 30 days within the calendar year.
- Fourplexes are subject to Type 3 requirements, as such they are limited to one Type 2 permit per building.
Keep in mind, these rules are only for multi-family properties within the city limits of Austin. Furthermore, short term rentals are considered leases less than 30 days. You may want to consider a diversified play with a multi-family property purchase that includes a combination of STR, mid-term and long-term rentals.
