Short answer: Compare three numbers: what the STR could earn with better management, what it would rent for long-term, and what it would sell for as-is versus after repairs. When big-ticket systems like the roof or HVAC are coming due, selling as-is is often the cleanest exit. Before you decide, make sure the problem is the property and not how it's being run.
It's a common arc. The first year or two goes about as planned, then expenses climb, revenue softens, and the property starts costing money every month.
Is my Airbnb underperforming because of the property or the management?
Start here, because the answer changes everything. Pricing, photos, house rules, reviews and amenities can move revenue a lot. Sometimes a small change helps, like adding sleeping capacity by turning an oversized closet or bonus room into a bedroom, if it's done properly and permitted. If a better operator could plausibly fix the numbers, that's also what makes the property attractive to the right buyer.
If you'd like a closer look at the property itself, I can do an in-person STR audit.
When should I sell my Austin Airbnb?
When the repairs ahead are bigger than the upside. If the roof, HVAC and other systems are all near the end of their lives, putting money in before a sale often doesn't pay back. In that case, selling as-is and pricing it honestly is usually the cleaner exit. Your agent should show you recent comparable sales and what similar homes needing work have actually sold for.
Timing matters too. In my experience, listing over the holidays is harder, and spring is typically the strongest season.
Who buys an underperforming STR?
Two kinds of buyers, valuing it two different ways. An STR buyer cares about revenue history, furnishings, reviews and whether they can get their own license. Austin licenses don't transfer with a sale, so the buyer must qualify for a new one (Austin STR license rules 2026). A residential buyer cares about the house, the location and the condition. Some properties are worth more to one group than the other, and a good listing strategy knows which.
There has been steady interest from buyers looking for turnkey, fully furnished short-term rentals, especially buyers on a deadline. If your numbers are weak, be ready to explain why and what a new owner could change.
Should I switch my Airbnb to a long-term rental?
It can be a good middle path, especially if you want to hold for appreciation. Under the City of Austin's definition, a rental of 30 consecutive days or more isn't a short-term rental (City of Austin), so STR licensing doesn't apply to it. Compare realistic long-term rent against your mortgage, taxes, insurance and maintenance. Furniture may need to be sold or stored. If you bought partly for tax reasons, ask your CPA how a switch affects you before you make it.
Some owners also split the difference: monthly furnished stays for traveling professionals, or one unit of a duplex as an STR and the other on a long-term lease.
Frequently asked questions about selling an STR
Should I sell my underperforming Austin Airbnb or rent it long-term?
Compare three numbers: what the STR could earn with better management, what it would rent for long-term, and what it would sell for as-is versus after repairs. When big-ticket systems like the roof or HVAC are coming due, selling as-is is often the cleanest exit. First confirm the problem is the property.
Should I fix up my Airbnb before selling it?
Only where the math works. Cosmetic fixes and deep cleaning often pay off, but major system replacements often do not. If the roof, HVAC and other systems are all near the end of their lives, selling as-is and pricing it honestly is usually the cleaner exit. Ask your agent for comparable sales.
Does a 30-day rental count as a short-term rental in Austin?
No. Under the City of Austin's definition, a rental of 30 consecutive days or more is not a short-term rental, so STR licensing does not apply to it. That makes a long-term or monthly furnished lease a possible middle path. If you bought partly for tax reasons, ask your CPA before switching.
Can I sell my Austin STR furnished?
Yes. A furnished sale with revenue records appeals to short-term rental buyers, so list exactly what conveys. Keep in mind that Austin licenses do not transfer with a sale, so an STR buyer must qualify for a new license. A residential buyer, by contrast, will focus on the house, location and condition.
Is my STR worth more than a regular home?
Sometimes, sometimes not. It depends on its revenue, the local rules and the regular resale market.
