Condos in the Austin area can make great short term rental investments too. Condo associations will often take care of many of your maintenance items so it's one less thing you need to worry about. However, you'll want to make sure the condo association allows for short term rental use. Based on a preliminary assessment, these are all condos for sale that you could use as a STR. Before purchasing a property you intend to use as a short term rental, buyer should independently verify all rules, regulations and restrictions for a given property. Make sure to confirm permit caps if the property is located in the City of Austin, and review Condo Documents to ensure they align with your intended use.
The City of Austin Does Allow For Investor Owned Condo Short Term Rentals
These permits are known as Type 3 STR permits. There are caps on the number of investor owned short term rentals allowed in each condo building. If the condo is located in a residentially zoned area, the maximum number of units that can be licensed as full-time investor owned short term rental is 3% of the total units in the condo building. For condos located in commercially zoned areas, the max is 25% of total units.
