Short answer: An STR can work in a lot of places around Austin, from the urban core to the suburbs, as long as the bed and bath mix, amenities and price fit what guests pay per night in that area. In my experience, pools and larger bedroom counts are the most reliable revenue drivers. Weigh the local rules and resale value just as heavily as revenue.
People usually expect me to name a neighborhood. I understand why, but the honest answer is that the property matters more than the zip code. I've seen a four-bedroom with a pool in a suburb work well, and I've seen central homes that never pencil out because the price is too high for what they can earn.
Does location matter for an Austin Airbnb?
Yes, just not the way people assume. Closer to the core, demand is deeper and resale values have tended to hold up better, in my experience, than in some outer suburbs. The ETJ to the southwest, out toward Dripping Springs, has also performed well for a lot of my buyers. But a great location at the wrong price is still a bad deal. What you're really comparing is expected revenue against purchase price, which I cover in how to analyze revenue potential for an Airbnb investment in Austin.
My Central Texas STR revenue overview pulls together occupancy, booking lead time, length of stay and listing counts by area from AirDNA data, so you can compare markets side by side. It's updated by hand, so check the date.
Which Airbnb features earn the most in Austin?
Pools. In my experience, a real pool (not a stock tank) is one of the biggest revenue boosts you can have. It also adds service costs and freeze risk in our winters, so budget for both.
Bedroom count. Five-bedroom homes tend to see a meaningful jump in revenue over smaller ones, because they can host bigger groups.
Bathrooms. I'd want at least two, and enough bathrooms to serve the number of bedrooms and guest count. Groups notice.
Layout and privacy. No rear neighbors, a corner lot, a private backyard and a garage that could become a game room all help. A small three-bed, two-bath with no room to expand has a lower ceiling.
A clear guest. Don't design for everyone. Decide who you're hosting (families, bachelorette groups, remote workers, wellness weekends) and build for them.
What else should decide where I buy an STR?
The rules. STR rules are set city by city, and some nearby cities are far stricter than Austin. Inside Austin city limits, you need your own license and the per-owner limits apply (Austin City Code 4-23-31, Ordinance No. 20250911-012). Check HOA restrictions too. My STR-friendly Austin neighborhoods page is a starting point.
Resale value. At some point you'll sell, possibly to someone who doesn't want an STR. A home that also appeals to regular buyers gives you more exits.
Things guests will notice. Flight paths, busy roads and floodplain status all matter. More on that in my red-flags checklist.
Frequently asked questions about where to buy
What is the best place to buy an Airbnb near Austin?
There is no single best neighborhood. An STR can work from the urban core to the suburbs if the bed and bath mix, amenities and price fit what guests pay per night in that area. The property matters more than the zip code, and the local rules and resale value matter just as much as revenue.
Which features make an Austin short-term rental earn more?
In Erika's experience, a real pool and a larger bedroom count are the most reliable revenue drivers, and at least two bathrooms matter to groups. Layout and privacy help too, such as no rear neighbors, a corner lot or a garage that could become a game room. A pool also adds service costs and freeze risk.
Is downtown Austin the best place for an Airbnb?
Not automatically. Prices are higher downtown, and condos in particular are hard to use as short-term rentals because so few buildings allow them. A great location at the wrong price is still a bad deal, so compare expected revenue against the purchase price before deciding that a central address is worth the premium.
Do Austin suburbs like Pflugerville or Round Rock work for STRs?
They can, if the specific home has the features guests want, the price works, and the city allows short-term rentals. STR rules are set city by city, and some nearby cities are far stricter than Austin, so check the current rules for that city and any HOA restrictions before you make an offer.
Should I buy near the lake?
Lake properties can do well, but check water levels and septic capacity. See the impact of water levels on Lake Travis vacation rentals.
