Short answer: You don't have to be the one cleaning and restocking, but you do need systems and a local team: a cleaner, a handyman and a contact who can respond quickly. Full-service management commonly runs around 20% of revenue, so budget it from day one even if you plan to self-manage. If you're buying partly for tax reasons, talk to your CPA before you hand everything to a manager.
A lot of buyers picture two options: do it all yourself, or pay someone to do it all. Most of the owners I work with land somewhere in between.
What does an Airbnb property manager cost in Austin?
Fees vary by company and by what's included. Full-service management, where the company handles listings, pricing, guest messaging, cleaning coordination and maintenance, commonly runs around 20% of revenue. Co-hosting and à la carte services usually cost less and do less. Ask exactly what's included, who pays for cleaning, how they handle repairs, and what happens if you want to leave.
Even if you plan to self-manage, put a management line in your pro forma. It tells you whether the property still works if your plans change, and it's how a future buyer will look at it.
Can I run an Austin STR remotely?
Yes. Plenty of owners do. I own a short-term rental here in Austin and go out to it only a few times a year. It works because of systems, not proximity. What you need:
A cleaner you trust, with a backup.
A handyman who answers the phone.
Pool, lawn and pest service as needed.
A local contact. Inside Austin city limits, the local contact must be in Travis, Williamson, Hays, Bastrop or Caldwell County and able to respond within 2 hours (City Code 4-23-33, per the City of Austin).
Software: a property management system for messaging, calendars and cleaner scheduling, plus dynamic pricing.
Smart locks, noise monitoring and good house manuals, so most issues get solved without anyone driving over.
I keep a list of cleaners, handymen and managers on my vendors page.
Does how I manage affect revenue?
A lot. Two similar homes can earn very different amounts depending on photos, pricing, reviews and policies. In my experience, less restrictive house rules generally make for a better guest experience, as long as you're protecting the property and the neighbors. Some of the best turnarounds I've seen came from changes to management policies, not renovations.
If you want to go further, I wrote about paid add-on services you can offer guests, and I also offer an Airbnb listing audit.
What if I'm buying for the tax benefits?
Then how involved you are may matter, and that's a question for your CPA. Ask before you sign with a full-service manager. I'm not a tax professional and won't tell you what level of involvement you need. More in can buying an Austin short-term rental lower my income taxes?

Do I need to live in Austin to own an STR there?
No. You do not need to live in Austin, but if the property is inside city limits you need a local contact in Travis, Williamson, Hays, Bastrop or Caldwell County who can respond within 2 hours. Many remote owners build a local team of cleaners, handymen and service providers to cover day-to-day issues.
Should I budget for management if I plan to self-manage?
Yes. Put a management line in your pro forma from day one, even if you plan to self-manage. It tells you whether the property still works if your plans change, and it is how a future buyer will look at the numbers. If you are buying for tax reasons, ask your CPA about involvement first.
Is self-managing worth it?
If you enjoy hospitality and have the time and systems, it can save you the management fee. If you don't, a good manager usually earns their fee.
What should I ask a management company?
Their fee and what it covers, how they price, who their cleaners are, how fast they respond, owner reporting, and contract terms for leaving.
